FAQ's
Why rent a luxury vacation home, villa or apartment?
Leasing a Five Star Destinations vacation home is ideal if you are looking for good value,
privacy, space, convenience and impeccable service. When compared to a luxury hotel our homes
provide great value, and you enjoy lots of additional space: ample living rooms, gourmet
kitchens, several bedrooms and private bathrooms, and, in some cases, even your own private pool
and/or spa. Time & Place homes allow you to relax and create memories with your family and
friends – under one roof. Plus our Concierges provide the knowledge, inside information, and
access to help make your vacation special and memorable.
Is there a minimum length of stay requirement at your properties?
The minimum lengths of stay at our Time & Place homes vary depending on the home. Minimum
stay periods range from 3-7 days in most cases during high and peak seasons. In rare cases,
minimum stay periods can be as much as 14 nights. For more specific details, please inquire with
one of our rental specialists.
Is there a certain day of the week for arrivals?
Most Time & Place luxury vacation homes allow arrivals any day of the week, although few of
the homes may have restrictions. Please ask us about the particular home you are considering.
Are your properties appropriate for large groups?
Yes, many of our homes are the perfect setting for large gatherings such as family reunions and
corporate events. We will be happy to help you find the best luxury vacation home that meets
your needs.
Are the vacation homes air-conditioned?
It depends on the home you are renting. Some luxury vacation homes have central air conditioning,
others only have air available in the bedrooms, and some may have only fans. Please inquire when
making a reservation.
What about WiFi and cable/satellite?
All of our homes have complimentary wifi, along with cable or satellite TV, however, only a few
homes offer computers. Please inquire about the particular vacation home you are interested in.
Are the photos of the vacation homes on your website the exact home we will be staying in?
Yes. All of our vacation home rental photos showcase the exact property you will be residing in,
with exception of resort units that are very similar. It is important to note that furnishings
and art does get changed from time to time.
Are rental rates per person or per home? Are there limits to the number of people that can stay
at a property?
The price of 5 Star Destinations vacation rentals, as posted on our website, reflect the rate for
the entire home and not per person. Please note that all prices and details are subject to
change.
Are there limits to the number of people that can stay at a property?
Each home has a maximum occupancy based on the ideal sleeping accommodations for the home.
Do home rental prices fluctuate depending on season?
Yes – please visit our individual property pages for more pricing information. You may also email
or call a 5 Star Destinations representative for more information.
When are payments due for my 5 Star Destinations rental?
If the rental is made within 120 days of arrival, 100% of all rental rates, fees, taxes and
security deposits are due. If the rental is over 120 days then 50% of your total payment
is due at the time of reservation in order to confirm your reservation. We accept Visa,
MasterCard or American Express. We also accept wire transfers and checks.
What is your Cancellation policy?
Reservations are non-cancelable and non-refundable. We highly recommend purchasing travel
insurance through our rental experts should cancellation be a possibility.
Do you require security deposits?
A security deposit via wire is required with each rental and is due upon booking. Two credit
cards are also required as backup to the cash security deposit. The deposit is fully refundable,
less any incidental charges or property damage costs or repairs, as follows: a minimum of 75%
within 30 days of departure with homeowner approval, the balance within 60 days after departure.
Security deposit rules will be discussed with you at time of booking and will be detailed on
your contract. If there are no damages or owed services, then 100% of the deposit shall be
returned after a walk through has been completed.
Is housekeeping included?
Housekeeping services are available in every reservation. The Tenant pays for housekeeping
and departure clean, the minimum requirement is one a week during your stay. The frequency
of service depends on the length of your stay, the property you are staying in, and the time of
year you are visiting. We use high-thread count, hotel quality linens in all of our
properties which are professionally laundered. Additional housekeeping services can be
purchased if desired.
What kind of concierge services does 5 Star Destinations offer?
Our local, on-site Concierge Services are offered through your 5 Star Agent, who will be
your main contact before your trip and while you are in residence. They will meet you at the
home, give you a tour, and help you with any reservations or questions you may have. In
addition, they can book in-home services such as private chefs, masseuses and additional
housekeeping. They are fabulous at creating memorable vacations!
Can I pre-order groceries?
Your private Concierge will be happy to stock your home with the food and beverages of your
choice at an additional charge. Because some of our homes are in remote locations, we request
you provide grocery lists at least 2 weeks in advance. There is a pre-shopping charge and we
have shoppers who will shop City Market, Clarks or Whole Foods at your request before arrival.
Can I hire a private / personal chef?
Absolutely! Our Concierge would be happy to assist you in booking a personal chef. Costs will
vary based upon destination.
Are there tax and service charges for your properties?
The current tax rate is 11.3% in Aspen, 6.9% for Pitkin County
outside city limits 12.8% in Snowmass Village. 5.0% Resort
Fee 5.0% Booking for Account Services if Credit Card is use, this can be discounted
to 1% by wiring the funds.
Renters’ Insurance
All our homes require that a licensee provide renters insurance
when licensing the use of one of our homes. The easiest way to get it is to call your
current insurance provider and tell them the address of the home and additionally you
will insure the owner of the home and Five Star Destinations. This insurance is very
cost effective and usually covers all your personal property that you are traveling with
as well as any property you have in a car. It usually covers you in the event you need
to move out during the rental and for personal liability up to $1,000,000 for you, your
family, or your invitees. Call us with any questions, but your insurance agent would be
the best person to talk with to get the right renters’ insurance.
Terms & Conditions
Five Star Terms and Conditions
1. Aspen Resort Fees. All bookings are subject to a 5% Aspen Resort Fee,
which MAY includes special services from Private Club use, Aspen Airport Pickup and
Delivery, limited in-house massages, limited spa passes or limited work out passes, limited
recreational center passes for children or limited miniature golf or ice skating passes. The
resort fee may include gift baskets, and other concierge services. All Services included are
based on the amount of service fee paid.
2. Booking Fees. A booking fee is 5% and is charged for accounting and
processing fees. This can be reduced to a 1% Booking Fee, if funds are sent by wire or
direct deposit.
3. Lodging Taxes. All properties are subject to lodging taxes that are
designated by the City, or County that you rent within. They range in the Aspen Area from
6.9% to 12.3% depending on which city or county the home is located.
4. Daily and or Departure Cleans. Departure cleans are paid by the tenant
with the booking, but a Rental Agreement may require daily or weekly cleans with each rental
that will be paid by the Tenant with either a credit card or cash or can be added into the
security deposit for payment for cleaning
5. Rental Agreement. Every property rental requires a rental agreement
signed by Landlord and Tenant before a booking is final. We strive to get that done in a
72-hour period. It will be sent to you by Electronic Signature for both you and the Landlord
to sign. All rental payments may be paid by a credit card with the additional of a booking
fee of 5% for accounting charges, but if you pay by wire or by cashier’s check there is a 4%
discount applied. However, all Security Deposits must be received in a Bank Wire Transfer
that will be designated on the Contract.
6. Cancellation Policy. All rental payments are non-refundable once a Rental
Agreement is signed and payments are funded. Five Star will do its best to re-rent a
property upon request by Tenant and approval by Landlord.
7. Acceptance of Premises. Tenant accepts the condition of the Premises by
either: (I) conducting a physical walk-through of the Premises, whether conducted by Tenant
or its Agent; (ii) reviewing Photographs of the Premises; or (iii) reviewing a written
description of the Premises. All Premises may not be exactly same as photographs, as
furniture & art gets changed time to time.
8. Security/Damage Deposit or Pet Deposit. All properties are subject to
funding a Security Deposit that is fully refundable if there are no damages or service fees
unpaid. Upon execution of the Rental Agreement by Landlord, Tenant shall deliver a
Security/Damage in the amount indicated on Summary Page of Rental Agreement. The Deposit
shall be wire transferred to the account designated on the Summary Page and shall identify
Renter by name and unit number. A security deposit may not be paid by a credit card and must
be paid by wire or cashier’s check. The keys to the Premises will not be released until
after the Deposit is received in good funds, the Rental Agreement has been signed by
Landlord and Tenant, and the Total Amount Due under the Rental Agreement has been received
by Five Star. Security Deposits can range from $1,000 to $75,000 depending on the property
rented. Many properties are valued over $10,000,000. A Security Deposit is refundable if
there are no damages or outstanding charges for services, cleaning fees or repairs.
9. Dog Policy. If a dog is allowed on a specific property, the owner of the
pet is required to have medical or verification of disability documentation, if applicable,
and a certificate from a veterinarian stating that the dog is in good health. A copy of the
papers must be sent for the Five Star Destinations files in advance of the rental.
No Five Star properties allow cats because of severe allergies by most
homeowners. Renter agrees to keep dog's nails clipped during the rental period
to protect the finishes throughout the home. Renter agrees to pick up excrement after pets
when it is on the property grounds to preserve the property grounds. If an animal/pet is
brought to a property without approval within the lease contract there will be a
$10,000 fine. Any property a pet stays at will be subject to the potential of
having all carpets, rugs, furniture and linens cleaned professional out of the security
deposit and any other damage to the inside of the house or deterioration of the yard area
paid by the security deposit.
10. Concierge Arrangements. If Tenant needs concierge help with dining,
beauty services, activities, groceries, or any other services they will contact their Five
Star Agent to help make the arrangements. All special bookings for special activities, must
be paid 100% in full by their designated date before booking is final.
11. Proof of identity. All rentals require a copy of the Tenants driver's
license or passport.
12. Interest on Security Deposits. Any interest earned on deposits is for
the benefit of Five Star Destinations Aspen, LLC. All security deposits are held in a
separate account.
13. Trip & Personal Property Insurance. We recommend that each Tenant
purchase trip and damage insurance and personal property insurance on their personal
property when traveling, in the unlikely event of loss.
14. Disputes. Any dispute arising out of the Rental Agreement shall be
resolved solely in court proceedings instituted in Pitkin County, Colorado, and Tenant
hereby submits to the jurisdiction of the Pitkin County Courts.
15. Smoking Policy: Our houses are non-smoking houses which include
cigarettes, cigars, marijuana, or any other substance. If there is smoking inside a home the
penalty is $15,000.00.
